A developer wants to build six townhomes on a small vacant lot at 11 N. Fifth St., just north of State Street in downtown Geneva.

The project, called the Brownstones of Fifth Street, is in the earliest stage of city review.

Here’s what to know:

  • The lot’s zoning: Right now the northern half of the property falls under a different downtown zoning category than the southern half. The developer is asking the city to rezone the northern half so the whole lot is in Geneva’s downtown commercial mixed-use district.

  • Homes, not businesses: Current zoning doesn’t allow homes on the ground floor by default, instead requiring commercial at street level. The developer is requesting a special use permit so the building can be fully residential.

  • Unit details: According to Shaw Local, the townhomes would feature parking in the back, average around 2,400 square feet, and start at around $850K.

Once city staff finish their review, the plan would go before city committees and public hearings before heading to City Council.
