A proposal to build 83 single-family homes on Red Gate Farm land just outside St. Charles is on pause after pushback over how tightly the houses would be packed in.

The developer asked the city to delay a scheduled review so it can respond to questions about the “Claibourne Farm” Project from nearby residents and city officials about how the project fits with the surrounding neighborhoods.

  • Project overview: Developer M/I Homes is proposing 83 single-family houses on 37.9 acres — the northern part of Red Gate Farm — which would require annexation into St. Charles if it moves forward.

  • Review delayed for now: The plan was removed from a Planning and Development Committee agenda and is expected to come back to the city for discussion in January.

  • Lot size concern: Neighbors and officials say the homes are packed in more tightly than nearby subdivisions, where lots run about a half-acre to an acre, and worry the project is driven more by unit count than neighborhood fit.

  • City asks for revisions: Officials have urged the developer to dial back the density, keep as many mature trees as possible, and better match the look and layout of surrounding residential areas.
