At a meeting last week, St. Charles planning commissioners reviewed an early concept for Claibourne Farm, a proposed single-family subdivision on part of unincorporated Red Gate Farm.

Both officials and residents signaled serious concerns about safety, density, and how the project fits into the future of the entire property.

Here’s what you should know:

  • Project overview: Developer M/I Homes is proposing 83 single-family houses on 37.9 acres — the northern part of Red Gate Farm — which would require annexation into St. Charles if it moves forward. This was a concept review only, not a formal vote or approval.

  • Access and safety: The plan currently shows a single entrance via Rosebud Drive, which commissioners flagged as a major concern for traffic flow and emergency access, especially near St. Charles North High School. Several also suggested a second access point and a traffic study before anything advances.

  • Density mismatch: Commissioners and residents raised red flags about lot sizes and overall density, saying the proposal doesn’t align with nearby half-acre and larger lots in surrounding neighborhoods.

  • Future planning: Multiple officials suggested thinking beyond this phase and consider the long-term future of the entire Red Gate Farm property, warning against making isolated decisions that could impact future development options.

While still at an early stage, Claibourne Farm is already emerging as a closely watched development.
