Discussion began about a proposed senior housing community west of Peck Road during last week’s St. Charles Plan Commission meeting as developers seek feedback before deciding whether to move forward with a full application.
The concept focuses on a mix of assisted living, memory care, and age-restricted independent living on what is currently agricultural land along Dean Street.
Dean Street site: The concept plan covers a 23-acre unincorporated property on the south side of Dean Street, west of Peck Road, currently zoned for farming and used for agriculture.
Two-phase senior development: Phase 1 would include an assisted living and memory care building with 87 units, while Phase 2 proposes 64 independent living cottage units in 16 buildings, all restricted to residents 55 and older.
Annexation required: The project would require annexation into the City of St. Charles, even though the Great Western Trail sits between the site and current city limits.
Early feedback only: This is a concept plan review and not a formal recommendation; commissioners and property owners can share concerns and suggestions before detailed plans are prepared.
If the developer chooses to proceed, the project would return later with formal requests for annexation, zoning, and a planned unit development — steps that would include public hearings and City Council review.
