The long-awaited Fox Haven Square development adjacent to the Charlestowne Mall property in St. Charles is mere weeks away from welcoming its first tenants, with a rolling series of openings planned throughout 2026.
Pat Greco of G Ninety Family Partners shared new details during a Tri-Cities Live panel discussion on April 8. The eight-acre project, which Greco described as a family-driven initiative, is roughly 80% leased with the potential to be fully leased by year’s end.
"The vision was to create an open space hospitality-anchored development that would bring the community together and offer a lot of complimentary uses like fitness, retail, shopping, and obviously food and beverage and entertainment,” Greco said.
Here’s how things are shaping up:
First week of May
The third suburban location for fire + wine will be among the first restaurants to open at the site. Simple EJ's, a sports-focused concept from Eric Baylis and Jim Heflin — formerly of the Big Onion Hospitality Group behind Fat Pour and Hopsmith in Chicago — will open around the same time in early May.
Greco said Simple EJ's will feature what he called the largest TV screen in Illinois outside of the DraftKings setup at Wrigley Field.
“That'll be the place to go watch a Bears game or any other sporting events,” Greco said.
More to come this summer and fall
Rosebud Steakhouse, which also operates locations in Chicago, northwest Indiana, and Dallas, is targeting a July opening. Match House, a 20,000-square-foot restaurant and cafe concept from Brad Parker Hospitality (the group behind Hampton Social) is projected for closer to the end of the year.
Greco also confirmed a pickleball venue and Lou Malnati’s are both expected to open by the end of 2026.
Additional confirmed tenants include:
Swank, a European-style cafe and wine bar from the Fulla Beans restaurant group
Glow Lagree, a Pilates concept out of California
OS Salon, a full-service hair and makeup business
Greco said a high-end sports memorabilia store, a Hand & Stone location, and a yoga studio are also in various stages of discussion.
Beyond dining and retail
Greco said the development will host a weekly summer concert series and is exploring a seasonal ice rink in the central plaza area during winter months. Holiday events and community gatherings are also planned.
He said the vision behind Fox Haven Square was to bring the caliber of restaurant and hospitality operators typically found in Elmhurst, Oak Brook, and Hinsdale further west into St. Charles and the Tri-Cities area.
"We think it's going to be a big draw not only for Fox Valley, but even other surrounding suburbs,” Greco said.
