Instead of being torn down for more parking, one of downtown St. Charles’ historic homes is now set to be restored after the city approved a redevelopment deal that brings a private developer into the picture — along with public TIF dollars.

Here’s what to know:

  • Demo plan changes: Baker Memorial Methodist Church, which has owned the Barry House since 1993, previously wanted to remove the building to expand parking for its congregation.

  • Developer steps in: Geneva Heights LLC plans to buy the Barry House at 217 Cedar Avenue, along with the neighboring 211–215 Cedar Avenue property, for $525,000.

  • City money is involved: St. Charles approved a $125,000 grant to help with the purchase, plus $50,000 specifically earmarked for restoring the building’s stone facade.

  • Parking is part of the deal: The city will also spend $250,000 to add 10 to 13 spaces along Third Avenue, which will be available for public use most of the week but restricted during Sunday church services.

The developer is expected to complete the restoration by May 1, 2027. Read more in this Daily Herald article.
