A proposal for new row homes at the corner of First and Prairie streets is moving forward after the St. Charles Planning & Development Committee narrowly approved it in a 5–3 vote.

  • From retail to residential: The site was once envisioned for ground-floor shops with housing above, but the developer said high costs made that plan unworkable. Instead, they propose four buildings with high-end residential units.

  • Design and streetscape worries: Several aldermen raised concerns about the four-story height, lack of shade trees, and whether the project fits the original vision for First Street’s streetscape.

  • Tree preservation debate: The idea of removing trees along Prairie Street for sewer work was brought up, but multiple committee members insisted they won’t support cutting them down. Alternatives will be reviewed before a final council vote.

  • Market questions: With units priced around $1.9 million, some questioned whether there’s enough demand for units at that price point. Developers countered that banks wouldn’t fund the project if it wasn’t viable.

The project will head to the full City Council for final approval, where tree preservation and design details are expected to be revisited.
