The North Aurora Village Board unanimously approved a 99-lot, single-family subdivision on 42 acres west of Deerpath Road, clearing the way for the first new residential development on the site since the original annexation agreement was signed in 2008.

A developer will build the project, known as Silverleaf, after a revised plan won over both the Plan Commission and neighboring residents who had rejected an earlier version.

Here's what to know:

  • Revised and downsized: The developer reduced the lot count to 99 and matched lot sizes along the borders to neighboring subdivisions after the original plan drew opposition from residents and a negative recommendation from the Plan Commission.

  • Neighbor concerns addressed: Silverleaf will install landscaping and trees for privacy screening, maintain a 40-foot setback along neighboring properties, and allow limited water release to adjacent ponds to prevent dryout.

  • Bike path and road improvements: The developer is required to build a bike path connecting Bauer Road to the entrance at Mooseheart and Deerpath roads, and will pay a $48,500 fee instead of constructing a sidewalk along Deerpath Road.

Minimum home sizes are set at 1,800 square feet for ranches and 2,400 square feet for two-story homes. Mayor Mark Gaffino called the project "a welcome addition to the village."
