A new concept plan has been submitted for the long-vacant Pheasant Run Resort property along East Main Street, offering a glimpse at what could eventually replace the shuttered landmark.

The proposal, filed by SC Landman LLC, is still very early in the process and meant to gather initial feedback.

Key things to know:

  • Location: The plan covers the former Pheasant Run site at 4051 East Main Street, a 33.7-acre property at the southeast corner of East Main Street and Kautz Road.

  • Vision: The developer is proposing a commercial redevelopment with 15 individual lots, aimed at a mix of retail, restaurant, service, and auto-related uses. The application lists potential uses like restaurants (including drive-thru), general retail, a bank, hotel, daycare, grocery, car wash, oil change facility, medical, and a car dealership.

  • Options: Two different site layouts are being explored. One version shows a gas station, hotel, and urgent care on the east end of the property, while another version replaces those with a car dealership instead.

  • Process: This is a concept plan review only, meaning no decision is being made yet. If officials move forward, more formal reviews and public hearings would follow.

City staff will use feedback to help guide what direction makes the most sense.

The Plan Commission will review the concept on Tuesday, December 2, followed by the Planning and Development Committee on Monday, December 8. Residents are encouraged to attend or submit comments if they want to weigh in early on the future of the property.
