A redevelopment at 122–130 E. State Street in Geneva is taking shape more than a year after it received city approval.
The three-story mixed-use project, backed by Emerald RE Holdings, will bring new retail and residential space to the southwest corner of State and Crissey avenues.
Retail: The development will feature a Great Western Flooring Design Center showroom and a second commercial tenant.
Housing: 14 apartments are planned on the upper floors, including two studio units aimed at providing more attainable housing options.
Funding: The city approved $2M in TIF assistance in 2024 to help close a financing gap for the $8.7 million project, funded through ARPA grants, a TIF loan, a sales tax rebate, and a pay-as-you-go note.

City officials said the project aims to bring in a successful retailer east of the river while adding new housing and commercial options to the east-side corridor.
