Kane County officials are moving closer to a formal ordinance governing short-term rentals in unincorporated areas. During a recent Development Committee meeting, residents raised concerns about party houses, safety, and neighborhood disruption.

Key things to know:

  • Rentals would be capped. Under the proposal, a property could have no more than 12 short-term rental contracts per year or 180 rental days per year (whichever is greater). There would also be a maximum of 16 guests.

  • Party houses were a theme. Multiple residents spoke out about large weekend gatherings clogging cul-de-sacs with party buses and cars, potentially blocking access for emergency vehicles. One resident from unincorporated St. Charles said first responders couldn’t get down his street during events.

  • Neighbors must be notified. Owners would have to send certified letters to all adjoining property owners at least one week before their first rental of the year, including their contact information and proof of mailing filed with the county.

  • Registration and enforcement on the able. The ordinance requires formal licensing; operating without a license could mean fines of up to $500 per day, and the county could also suspend or revoke licenses for violations.
