🏘️ Tri-Cities home prices remain steady

Residential property sales for the week ending April 27 included six in Batavia, six in Geneva and three in St. Charles.

And now that another month has passed, it’s time to check in on the state of home buying (and selling) in the Tri-Cities. The info below roughly covers the period from March 31 to April 27.

Average residential home selling price

  • Tri-Cities: $466,249 (THE SAME as $466K last month)

  • Batavia: $442,829 (Down from $458K last month)

  • Geneva: $479,741 (Up from $472K last month)

  • St. Charles: $470,578 (Up from 463K last month)

Total residential homes sold

  • Batavia: 24 (Up from 14 last month)

  • Geneva: 33 (Up from 30 last month)

  • St. Charles: 27 (Up from 21 last month)

More numbers

  • Highest selling price: $960K in Geneva

  • Lowest selling price: $200K in Batavia

Kind of wild to see the average selling price fluctuate only a few hundred dollars month over month. Despite a clear uptick in the number of homes sold, home prices have remained remarkably steady.

Here are a couple of local homes currently for sale:

  • $3.8M | 36W918 Crane Road, St. Charles: This 8,000-square-foot home is set on a 7-acre estate with a 16-car “toy garage,” volleyball court, pool and putting green.

  • $2.6M | 4N964 Dover Hill Road, St. Charles: Also 8,000 square feet, this manor is nestled into a beautiful wooded lot with a creek, pond, waterfall and pool.

☑️ Rail construction: The Fox River trail east of the river in Geneva will be closed intermittently this week — plus the Route 31 underpass shutdown will remain in place until the end of June.

☑️ Resident input: Geneva is holding a public hearing at 7PM on Thursday at City Hall regarding the Venture Park development (a 55-acre parcel of land on the corner of Kirk and Fabyan).

🔒 Helping hands: Thanks to grant funds from Bethlehem Lutheran Church in St. Charles, CHIP IN Batavia was able to support local families with a new daycare scholarship program.

☑️ Grad party: A Wednesday ceremony will celebrate 15 graduates who completed Kane County Drug Rehab Court, a milestone achievement that improves both personal lives and public welfare.

🔒 Renewing a tradition: A donation from four St. Charles veteran organizations allowed the STC Fire Department to purchase new training equipment.

Afternoon Logic will perform at The Office on Thursday.

As the temperatures slowly climb, the number of outdoor live music performances also grows. It’s a beautiful thing.
