Geneva schools seek share of fees from Campton Hills development

Campton Hills stands to gain nearly $10M in fees from an annexation and new housing development, but Geneva School District 304 — where future students would enroll — currently wouldn't get a share of that money.

According to Shaw Local, Campton Hills is poised to collect nearly $10M in development fees from Shodeen Group’s proposed 900-home LaFox subdivision that may be annexed to Campton Hills.

As of now, Geneva School District 304 isn’t slated to receive any of that money.

Key details:

  • The fees: The draft annexation deal involves $9.45M in permit fees to cover building permits, inspections, stormwater reviews and other costs.

  • School district : Because Campton Hills doesn’t levy property taxes, the agreement doesn’t include any impact fees for Geneva D304, which will bear the cost of educating all future students.

  • Next steps: A public hearing on annexation is set for 7PM Thursday, June 26 at Campton Hills Village Hall, with the transfer of land to occur by November 21, unless extended by mutual agreement.

District leaders say they’re negotiating for a more balanced arrangement. Stay tuned for updates after the June 26 hearing.
