A corner lot on East State Street could become home to 13 new residential units if a conceptual plan from a local developer moves forward.
Geneva's Planning & Zoning Commission will get its first look at the proposal during its April 9 meeting. The project would transform 223 E State Street (the corner lot at Garfield Street) from an office property into a mix of three-story residential buildings with ground-floor live/work spaces.
Here's what to know:
The concept: The plan calls for three new residential buildings plus renovation of the existing structure on the site. A six-unit building and two three-unit buildings would each stand three stories tall, with live/work units on the ground floors and 2-bedroom apartments above.
What's there now: The property currently holds a two-story commercial building (built circa 1867) with ground-floor office space and a second-floor apartment, plus a two-car garage and parking lot. According to city documents, a 2002 planned unit development had called for a second office building on the site, but that project was never completed.
Parking and access: The proposal includes 21 parking spaces, and each building would sit on its own subdivided lot but share access to the parking area.
Thursday's discussion is a conceptual review only — no formal vote or recommendation is expected. Commissioners will have the opportunity to ask questions and flag concerns before any official application is submitted.
