Geneva officials to consider new mixed-use development on Anderson Boulevard

The vacant building at 318 Anderson Blvd. in Geneva
Geneva’s Special Committee of the Whole will review a proposed development incentive agreement on Monday, May 12, that would support redeveloping the historic three-story building at 318 Anderson Boulevard.
According to the meeting agenda, the $2.3 million project would transform the building into a mixed-use space featuring a ground-floor bike shop and café, along with upper-floor apartments.
The developer, 318 Lofts, LLC, is the contract purchaser of the vacant structure. The owner already has a lease in place with Village Pedaler, which plans to operate a bike repair and retail business alongside a coffee and bagel café with indoor and outdoor seating.
To assist with the redevelopment, the city is proposing an incentive package totaling $131,762. The draft agreement outlines:
A $15,000 historic preservation/adaptive reuse grant for environmental remediation
A sales tax rebate (10 years) of $83,836
$32,926 for electrical service upgrades
