Developers of Fox Haven Square in St. Charles have shared details about the east side project, including a rooftop pickleball club, new restaurants, and a mix of entertainment venues set to break ground in 2026 near Charlestowne Mall.

A much-anticipated transformation of St. Charles’ east gateway is starting to take real shape, with developers behind the Fox Haven Square sharing details via the project’s Instagram account about the destination-style project now underway near the former Charlestowne Mall site.

What’s in the works? A mix of entertainment, dining and lifestyle brands aimed at turning the northeast corner of Kirk Road and Main Street (Route 64) into a go-to hub for families, shoppers, diners and pickleballers.

Latest highlights from developers

In a series of recent video updates, representatives from Greco Investment Management, LLC offered a closer look at what’s to come:

  • Montauk Pickleball Club will anchor the development, led by Brad Parker of The Hampton Social. The 20,000 sq. ft. venue will feature rooftop dining, an island bar, several pickleball courts, plus bocce and duckpin bowling.

  • Taco Mucho, a popular restaurant from Oak Park, has been confirmed as another major tenant. Developers say it brings “phenomenal food and great people” to a part of town ready for more Hispanic dining options.

  • Fire + Wine, already successful in Glen Ellyn, is joining the lineup with its upscale yet casual wine bar and kitchen.

  • Eric Bayless, of Fatpour Tap Works and the Hopsmith Tavern Group, will bring a high-end sports bar and brewery concept, promising elevated pub fare and a strong beverage program.

  • Fulla Beans, a cozy café known for its Itasca location, is also coming — adding coffee and light bites to the mix.

City support and vision

Developers emphasized the strong backing they've received from city staff, aldermen, and residents, describing the project as a “full community buy-in.” According to them, the goal was never just to fill retail space — it was to build a place where families would want to spend time multiple days a week.

The project site — about seven acres — sits just west of Von Maur and Classic Cinemas, in an area many residents once wrote off following years of stalled mall redevelopment efforts.

According to the developers, the entertainment destination should be ready for visitors by the end of 2025 or early 2026.
