The Geneva City Council has once again extended the site plan approval for a proposed mixed-use development at the former Duke & Lee's auto repair location on South Third Street.

This marks the fourth extension since the project's initial approval in 2020.

Key points

  • The plans include 60 apartments, over 6K square feet of commercial space and 60+ parking spots.

  • Some council members expressed frustration with the repeated delays, while others emphasized the project's potential benefits for downtown Geneva.

  • The property's broker told the council that the buyer is actively pursuing financing and has already invested a significant amount.

While the repeated extensions have caused concern among some city officials, proponents argue that the development could still bring valuable housing and commercial opportunities to Geneva's downtown area.

The council's decision gives the project another year to secure financing and potentially break ground, though it remains to be seen whether this fourth extension will finally lead to construction.
