Forestar, a national land developer, is looking at an undeveloped parcel in North Aurora near Deerpath and Tanner roads for a 339-unit housing development, which it presented to village trustees during the August 3 Committee of the Whole meeting.

The concept plan for the 98-acre Beiriger Property calls for a mix of townhomes and single-family homes, built around a long-planned realignment of Tanner Road.

Here's what to know:

  • The numbers: The concept plan proposes 175 townhomes, 73 single-family homes on 65-foot lots, and 91 single-family homes on narrower 42-foot lots. Townhomes would start in the mid-$300K range, with single-family homes ranging from the upper $400K to low $500K range, according to Forestar.

  • Road realignment component: The plan is tied to finally realigning Tanner Road to connect with Oak Street as part of an intergovernmental agreement between the village and Kane County that dates back to 2004. Officials discussed a proposal where the developer would build the first village street, then Kane County would later complete a roundabout at Deerpath and Oak to finalize the realignment.

  • Density debate: An official expressed concerns about the 42-foot lots (which would leave roughly 12 feet between homes), saying the spacing would be tight compared to the rest of the village. Others said the smaller, more affordable lots would meet a need for first-time buyers being priced out of larger homes elsewhere in the area.

The property is currently unincorporated agricultural land, and one official said any development would require an annexation agreement.

No vote was taken — this discussion was simply a concept review.
