A proposed tax district tied to the 900-home LaFox of Campton Hills development cleared a key hurdle this week — but not without pushback from park, library, and county officials who say it will cost their districts millions.

Here's what to know:

The vote: The Campton Hills Joint Review Board voted 6-2 on March 9 to recommend a $90 million TIF district covering 583 acres of the 962-acre LaFox project. The Joint Review Board’s role is advisory — the village board will take final action.

What the money would cover: The $90 million in TIF increments is budgeted primarily for public works construction ($45M) and property assembly and site prep ($40M), with the remainder covering administration, marketing, financing, and other costs.

The objections: Geneva Park District Board President Jay Moffat said the TIF would cost his district $350 million in lost assessed value, arguing the district can't fund new parks without tax revenue from the development. Geneva Public Library Director Christine Lazaris and Kane County Board President Corinne Pierog also raised concerns, including potential long-term water supply issues given the area's shallow aquifer.
