The City of Batavia is inviting developers to submit proposals for a key downtown redevelopment opportunity. The property is about two-thirds of an acre on the east side of North River Street, within the city’s Downtown TIF District.
The site, known as Larson Becker East, sits just steps from the Fox River and the North River Street entertainment district.
Key things to know:
Project goal: The city wants a mixed-use redevelopment of up to four stories, ideally with ground-floor commercial space and potential for a public parking component.
Partnership model: Batavia is seeking a public-private partnership with a qualified developer who has a proven track record in urban infill projects and financial capacity to complete the work.
TIF incentives: Because the site lies in Tax Increment Financing District #6, economic development incentives may be available depending on the proposal’s scope and timing.
Proposal deadline: Submissions are due by noon on December 22, 2025, to the city’s Economic Development Manager.
