Batavia and St. Charles saw a wave of recent commercial shifts — from a global cinema operator taking over local theaters to a prominent retail plaza changing hands and an industrial firm relocating to expand operations.

Together, the announcements point to continued investment and activity along the Tri-Cities’ commercial corridors.

Key things to know:

  • Emagine Entertainment (including the Batavia theater with one of the region’s largest screens) is being acquired by Belgium-based Kinepolis Group in a $105 million deal, with the brand expected to remain in place.

  • Fabyan Randall Plaza (home to Trader Joe’s, Sierra, Dollar Tree and Walgreens) has been sold to a private investor, with brokers citing high demand for grocery-anchored centers in strong growth markets like Batavia.

  • Perfection Servo Hydraulics (part of the SunSource family) leased a full 15,840-square-foot building in St. Charles after its Batavia storage site was sold and the company sought more room for expansion.

Brokers in all three transactions emphasized strong location advantages, from high-traffic commercial areas to industrial capacity and growth potential.
