After more than a year of study and public outreach, Batavia officially adopted the South River Street Corridor Plan, locking in a long-term framework for how one of the city’s east-side areas could evolve in the years ahead.

The plan aims to guide future zoning, land use, streetscape, and redevelopment decisions along Route 25, while preserving existing businesses and industrial uses while leaving open the possibility of large-scale redevelopment at some point in the future.

Here’s what to know:

  • Plan now official: Council adopted the corridor plan as part of the city’s Comprehensive Plan, making it the guiding document for future development reviews.

  • Businesses’ concerns: Officials emphasized that the “preferred concept” keeps current businesses and buildings in place in the southern gateway area.

  • Evolving uses: The plan opens the door to residential, retail, dining, entertainment, and mixed-use along Route 25 — especially near downtown and the river — while maintaining industrial businesses in pockets.

  • Next step is zoning updates: With the plan adopted, staff and consultants will now begin drafting zoning code changes for the corridor, which will come back to the public and council for additional hearings later on.

City officials said the plan is intended to stay active and will be referenced as development proposals along South River Street move forward.
